very nice area, at least from the pics. a lot closer than where I go to shoot on BLM land as well.

Make sure you call the Sheriff before purchasing and get it in writing that you are allowed to discharge firearms on the property.

That area is off limits for target shooting. The SDSD will make any determination for private land use.

There are no nearby dwellings. Shooting is legal as per Regulatory Ordinance 33.101. People in the city aren't used to being able to legally shoot on their own land, but in the back country it is the norm. There are numerous ranches nearby that have ranges, people have been shooting for years out here (legally). Including myself.

Only one listed parcel is 50/50, but that listing has a well and land use agreement in place (similar to owning a condo, co-tenants). The other land listed is free & clear, but no water (yet).

And that map is always changing. Your legal to shoot ranch could be made illegal to shoot by a directive from our reliable Sheriff Bill Gore, who you know has your back.

San Felipe Valley? No thanks, that's all desert and hotter than hell this time of year.

Back up above 4000 feet in Julian? Sign me up, it's beautiful up there.

It is hot right now. But beautiful country. It's about 8 months beautiful, 2 months hot, 2 months borderline comfortable. It's not La Jolla. But it's not Death Valley.

And yes, the government can and will restrict your rights to having/using firearms, with time. But that can happen on any level, Fed-->County. Right now, and for the historic past, it has been legal to shoot out here. This is remote enough that it will likely never be an issue anyways, legal or not.

Anyways, just putting it out there for those interested. People that have been out here love it or hate it. I'm going for those that love it.

Also, I am/would be a neighbour... so I practice what I preach regarding the land/area. I live out here year round, and know the perks this place has to offer, many of which may appeal to this community.

I cannot assume the liability that comes with opening this land up to even a select few.

I am happy to show it to potential investors/buyers... But beyond that, if someone wants a slice of this pristine country, they need to go all-in.

When I discovered this region, I fell in love instantly, and have known many visitors to find that same feeling after setting foot out here.

Someone knows someone that is looking for a place like this, so let me know and I will give you a walkthrough.
